RESOLUTION NO. 2020-640
RESOLUTION CONCURRING WITH THE DETERMINATION
OF THE COMMUNITY PLANNING AND DEVELOPMENT
DIRECTOR THAT A NEW 15,636 SQUARE FOOT OFFICE
BUILDING WITH A 74 STALL PARKING LOT WITHIN THE
"R-4,R-P" PLANNED RESIDENCE DISTRICT ON A PORTION
OF LOT 3, COUNTRY CLUB BUSINESS CENTER ADDITION,
LOCATED WEST OF 836 TOWER PARK DRIVE IS MINOR,
AND SHALL BE APPROVED AS A MINOR SITE PLAN
AMENDMENT.
WHEREAS, it has been proposed that the City Council of the City of Waterloo, Iowa, to
approve the request of Cedar Valley Hospice for a minor Site Plan Amendment to the "R-4,R-P"
Planned Residence District on a portion of Lot 3 of the County Club Business Center Addition to
allow for the construction of a new 15,636 square foot office building with a 74 stall parking lot,
generally located west of 836 Tower Park Drive, legally described as follows:
LOT 3, COUNTRY CLUB BUSINESS CENTER ADDITION,
EXCLUDING THE EAST 21.99 FEET, WATERLOO, BLACK HAWK
COUNTY, IOWA
WHEREAS, due to the insignificant nature of said minor site plan amendment, the
Council did not deem it necessary to hold a public hearing,
WHEREAS, it is the opinion of this Council that said minor Site plan amendment should
be approved in concurrence with the determination of Community Planning and Development
Director as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
WATERLOO, IOWA, that the Minor Site plan Amendment to the "R-4,R-P" Planned Residence
District, on a portion of Lot 3 of the County Club Business Center Addition, to allow for the
construction of a new 15,636 square foot office building with a 74 stall parking lot, generally
located west of 836 Tower Park Drive, is hereby approved.
PASSED AND ADOPTED this 24th day of August 2020.
