RESOLUTION NO. 2021-128
RESOLUTION AUTHORIZING THE SALE AND
CONVEYANCE OF A PORTION OF CITY -OWNED
PROPERTY TO LG COMPANIES, LLC, IN THE AMOUNT OF
$5,000, GENERALLY LOCATED NEAR 1010 FLETCHER
AVENUE, AND AUTHORIZING THE MAYOR AND CITY
CLERK TO EXECUTE SAID DOCUMENTS.
WHEREAS, the City of Waterloo, Iowa is the owner of real property located near 1010
Fletcher Avenue, in the City of Waterloo, Iowa, and legally described as follows:
LEGAL DESCRIPTION PARCEL G
THAT PART OF THE NORTHEAST QUARTER (NE 1/4) OF SECTION
THIRTY-FOUR (34), TOWNSHIP EIGHTY-NINE NORTH (T89N), RANGE
THIRTEEN WEST (R13W), OF THE FIFTH PRINCIPAL MERIDIAN,
WATERLOO, BLACK HAWK COUNTY, IOWA, DESCRIBED AS
FOLLOWS:
COMMENCING AT A POINT ON THE CENTERLINE OF WEST FOURTH
STREET IN THE CITY OF WATERLOO, IOWA, THAT IS FOUR HUNDRED
SEVENTY-TWO AND ONE -TENTH (472.1) FEET SOUTHWESTERLY
FROM THE INTERSECTION WITH THE SOUTH LINE OF THE
NORTHWEST QUARTER (NW 1/4) OF AFORESAID NORTHEAST

2020-07154 (PARCEL 891334251001 ADDRESS: 1010 FLETCHER
AVE., WATERLOO, IOWA); THENCE N 51 DEGREES 53'08"E ONE
HUNDRED TWENTY -SD( AND SEVEN HUNDREDTHS (126.07) FEET
ALONG SAID NORTHWESTERLY LINE TO THE POINT OF
BEGINNING CONTAINING 5,043 SQUARE FEET.
and,
WHEREAS, an offer to purchase said parcel of real property, in the amount of $5,000 has
been made by LG Companies, LLC, and
WHEREAS, a public hearing was held on March 1, 2021 at 5:30 p.m. virtually, via
Zoom, as provided by law, by the Council of the City of Waterloo, Iowa, on the proposal to sell
and convey premises owned by the City of Waterloo, Iowa, to LG Companies, LLC, and
WHEREAS, it is the opinion of this Council that the sale and conveyance should be made
as proposed.

NOW, THEREFORE, IT IS HEREBY RESOLVED BY THE COUNCIL OF THE CITY
OF WATERLOO, IOWA, AS FOLLOWS:
1. The real property located near 1010 Fletcher Avenue, in the City of Waterloo, Iowa, as
fully described in the published notice in the Waterloo Courier February 19, 2021, is not
presently needed, and will not be needed in the foreseeable future for municipal purposes, and its
ownership is serving no municipal purpose.
2. That the offer of LG Companies, LLC, to purchase the property near 1010 Fletcher
Avenue, in the City of Waterloo, Iowa, for the sum of $5,000, is hereby accepted for the real
property legally described above.
3. That the City of Waterloo, Iowa conveys said parcel of real property to LG
Companies, LLC, by quit claim deed.
4. That the Mayor and City Clerk are authorized and directed to execute said deed.
5. That the original of said quit claim deed, fully executed and acknowledged, is hereby
approved and confirmed by this Council.
6. That the Community Planning and Development Director is authorized and directed to
deliver said deed of conveyance to LG Companies, LLC upon receipt of the sum of $5,000.
