RESOLUTION NO. 2006-68
RESOLUTION APPROVING MINOR SITE PLAN
AMENDMENT TO THE "R-3, R-P" PLANNED RESIDENCE
DISTRICT FOR PROPERTY GENERALLY LOCATED OFF
MOCKINGBIRD LANE JUST EAST OF HUMMINGBIRD
CIRCLE FOR THE DEVELOPMENT OF SIX TWO-UNIT
CONDOS IN CROSSROADS ESTATES REPLAT NO. 2 .
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a Minor Site Plan Amendment to the
"R-3, R-P" Planned Residence District for property generally
located off Mockingbird Lane just east of Hummingbird Circle for
the development of six two-unit condos in Crossroads Estates
Replat No. 2, legally described as follows :
Crossroads Estates Replat No. 2 Tract 3 except that
part described as follows : Commencing at the Northeast
corner of said Tract 3, thence West along the Northerly
line of said Tract 3 a distance of 99 . 70 feet, thence
Southwesterly along a curve concave Southeasterly
having a radius of 197 . 72 feet and a long chord bearing
South 66 Degrees 17 Minutes 32 Seconds West a distance
of 163 . 62 feet, thence South 42 Degrees 35 Minutes 04
Seconds West a distance of 50. 82 feet, thence South 47
Degrees 24 Minutes 56 Seconds East a distance of 33. 07
feet, thence North 87 Degrees 14 Minutes 51 Seconds
East a distance of 154 . 07 feet, thence South 87 Degrees
56 Minutes 19 Seconds East a distance of 100 feet to
the Easterly line of said Tract 3, thence Northerly
along a curve concave Westerly having a radius of
784 . 43 feet and a long chord bearing North 01 Degrees
19 Minutes 22 Seconds East a distance of 20 . 22 feet,
thence North along the Easterly line of said Tract 3 a
distance of 99 . 71 feet to the point of beginning, all
in the City of Waterloo, Black Hawk County, Iowa.
WHEREAS, due to the insignificant nature of said Minor Site
Plan Amendment, the Council did not deem it necessary to hold a
public hearing, and
WHEREAS, it is the opinion of this Council that said Minor
Site Plan Amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that the Minor Site Plan Amendment to the
"R-3, R-P" Planned Residence District for property generally
located off Mockingbird Lane just east of Hummingbird Circle for
the development of six two-unit condos in Crossroads Estates
Replat No. 2, be and the same is hereby approved.
PASSED AND ADOPTED this 6th day of February, . 2006, and
approved by the Mayor this 8th day of February, 2006.
