RESOLUTION NO. 2006-176
RESOLUTION APPROVING MINOR SITE PLAN
"R-3, R-PiLAND
DISTRICT FOR PROPERTY GENERALLYNELOCATED EOFF
HUMMINGBIRD CIRCLE, JUST NORTH OF SOUTHTOWN
DRIVE FOR THE DEVELOPMENT OF ONE DUPLEX IN
CROSSROADS ESTATES REPLAT NO. 2 .
WHEREAS, it has been proposed that the Council of the City
of waterloo, Iowa, approve a Minor Site Plan Amendment to the "R-
3, R-P" Planned Residence District for property generally located
ff Hummingbird Circle, just north of Southtown Drive for the
development of one duplex in Crossroads Estates Replat No. 2,
legally described as follows :
A part of Tract 2, Crossroads Estates Replat No. 2,
Waterloo, Black Hawk County, Iowa, described as
follows :
Commencing at the Southwest corner of said Tract 2;
thence North 00°35' 04" East along the West line of said
Tract 2 a distance of 110 . 00 feet to the point of
' beginning; thence North 00°35' 04" East along the West
line of said Tract 2 a distance of 119. 45 feet; thence
South 82°38' 34" East a distance of 163 . 38 feet to the
West right-of-way line of Hummingbird Circle; thence
Southerly along said West right-of-way line on a curve
concave Easterly having a radius of 290 . 51 feet and a
long chord bearing South 08°55' 53" West a distance of
84 . 64 feet; thence South 00°35' 04" West along said West
right-of-way line a distance of 15 . 41 feet; thence
North 90°00' 00" West a distance of 150 . 00 feet to the
point of beginning.
The West line of said Tract is assumed to bear North
00°35' 04" East, all in the City of Waterloo, Black Hawk
County, Iowa.
WHEREAS, due to the insignificant nature of said Minor Site
Plan Amendment, the Council did not deem it necessary to hold a
public hearing, and
WHEREAS, it is the opinion of this Council that said Minor
Site Plan Amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that the Minor Site Plan Amendment to the
"R-3, R-P" Planned Residence District for property generally
located off Hummingbird Circle, just north of Southtown Drive for
the development of one duplex in Crossroads Estates Replat No. 2,
be and the same is hereby approved.
PASSED AND ADOPTED this 6th day of March, 2006, and approved
by the Mayor this 8th day of March, 2006.
