RESOLUTION NO. 2006-356 RESOLUTION APPROVING MINOR SITE PLAN AMENDMENT TO THE "C-P" PLANNED COMMERCIAL DISTRICT AND "R-4, R-P" PLANNED RESIDENCE DISTRICT FOR PROPERTY GENERALLY LOCATED AT THE SOUTHWEST CORNER OF SAN MARNAN DRIVE AND JOHNATHAN STREET, JUST WEST OF THE TOWER PARK OFFICE COMPLEX, TO BUILD APPROXIMATELY 7, 000 SQUARE FOOT ADDITION TO EXISTING BUILDING. WHEREAS, it has been proposed that the Council of the City of Waterloo, Iowa, approve a Minor Site Plan Amendment to the "C- P" Planned Commercial District and "R-4, R-P" Planned Residence District for property generally located at the southwest corner of San Marnan Drive and Johnathan Street, just west of the Tower Park office complex, to build approximately 7, 000 square foot addition to existing building, legally described as follows: A part of the Northeast of Section 9 Township 88 Range 13 described as commencing at the Northeast corner of the Northwest i of the Northeast k of said Section 9, thence South along the East line of the Northwest '41 of the Northeast of said Section 9, thence South 63 . 43 feet to the Southerly right-of-way line of West San Marnan Drive, thence North 89 Degrees 03 Minutes 48 Seconds West along the said right-of-way line 40. 01 feet to the Westerly right-of-way line of Johnathan Street and the point of beginning, thence South along said Westerly right-of-way line 10. 27 feet, thence Southeasterly along said Westerly right-of-way line on a curve concave Northeasterly having a radius of 230 feet and a long chord bearing South 17 Degrees 35 Minutes 27 Seconds East 137 . 71 feet to the East line of the Northwest 11 of the Northeast 11 of said Section 9, thence South 111 . 14, thence North 89 Degrees 03 Minutes 48 Seconds East 274 . 45 feet, thence North 250 feet to the Southerly right-of-way line of West San Marnan Drive, thence South 89 Degrees 03 Minutes 48 Seconds East along said right-of-way line 228 . 43 feet to the point of beginning, City of Waterloo, Black Hawk County, Iowa. WHEREAS, due to the insignificant nature of said Minor Site Plan Amendment, the Council did not deem it necessary to hold a public hearing, and WHEREAS, it is the opinion of this Council that said Minor Site Plan Amendment should be approved as proposed. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA, that the Minor Site Plan Amendment to the "C-P" Planned Commercial District and "R-4, R-P" Planned Residence District for property generally located at the southwest corner of San Marnan Drive and Johnathan Street, just west of the Tower Park office complex, to build approximately 7, 000 square foot addition to existing building, be and the same is hereby approved. `\ y..
