Iowa does hereby convey to CJ Investment Properties, LLC the following described real estate in Black Hawk
County, Iowa:
That part of the fifteen foot (15') East-West alley as platted in Campbell's Addition lying Westerly
of a Southerly extension of the East line of Lot 23 of said addition, City of Waterloo, Black Hawk
County, Iowa.
Subject to (a) easements, servitudes, conditions, and restrictions of record; (b) existing general utility and
right-of-way easements; and (c) restrictions imposed by local zoning ordinances and other applicable law.
Deed from Iowa political subdivision. Exempt from real estate transfer tax, declaration of value and
groundwater hazard statement.
Conveyance approved by Resolution No. 2021-245, adopted April 19, 2021.
Grantor does hereby covenant with grantee, and successors in interest, that grantor holds the real estate by title
in fee simple; that it has good and lawful authority to sell and convey the real estate; that the real estate is free and
clear of all liens and encumbrances except as may be stated above;and grantor covenants to warrant and defend the
real estate against the lawful claims of all persons except as may be stated above.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
