RESOLUTION NO. 2005-186
RESOLUTION APPROVING MINOR SITE PLAN
AMENDMENT TO THE "C-2, C-Z" CONDITIONAL ZONING
DISTRICT PROPERTY GENERALLY LOCATED SOUTH OF
THE EXISTING TOWER PARK OFFICE COMPLEX TO ADD
TEMPORARY MODULAR BUILDINGS AND PARKING AREAS
DURING CONSTRUCTION OF NEW PROFESSIONAL
OFFICE BUILDING.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a Minor Site Plan Amendment to the
"C-2, C-Z" Conditional Zoning District property generally located
south of the existing Tower Park Office Complex to add temporary
modular buildings and parking areas during construction of new
professional office building, legally described as follows :
Unplatted Waterloo West Northeast Northeast except
Highway Section 9 Township 88 Range 13 and except that
part described in Book 550 Page 519 and except that
part platted to Tower Park and except that part
described as commencing at Northwest corner said
Northeast Northeast thence South along West line said
Northeast Northeast a distance of 202 . 35 feet to point
of beginning thence Southeasterly along a non-tangent
curve concave Northeasterly having a radius of 230 feet
and a long chord bearing South 38 Degrees 19 Minutes 55
Seconds East a distance of 28 . 87 feet thence Southerly
along a curve concave Westerly having a radius of 15
feet and a long chord bearing South 01 Degrees 19
Minutes 04 Seconds West a distance of 22 . 64 feet thence
South 44 Degrees 33 Minutes 46 Seconds West a distance

2, all in the City of Waterloo, Black Hawk County,
Iowa.
WHEREAS, due to the insignificant nature of said Minor Site
Plan Amendment, the Council did not deem it necessary to hold a
public hearing, and
WHEREAS, it is the opinion of this Council that said Minor
Site Plan Amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that the Minor Site Plan Amendment to the
"C-2, C-Z" Conditional Zoning District property generally located
south of the existing Tower Park Office Complex to add temporary
modular buildings and parking areas during construction of new
professional office building, be and the same is hereby approved.
PASSED AND ADOPTED this 7th day of March, 2005, and approved
by the Mayor this 9th day of March, 2005 .
