RESOLUTION NO. 2005-341
RESOLUTION APPROVING SITE PLAN AMENDMENT TO
THE "S-1" SHOPPING CENTER COMMERCIAL DISTRICT
FOR COYOTE CROSSROADS LLC FOR REDEVELOPMENT OF
THE CROSSROADS SHOPPING CENTER BUILDING AND
OVERALL SITE IN THE CITY OF WATERLOO, BLACK
HAWK COUNTY, IOWA.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a site plan amendment to the "S-1"
Shopping Center Commercial District for Coyote Crossroads LLC for
redevelopment of the Crossroads Shopping Center Building and
overall site, and legally described as follows :
Lot 1, 2 and 4 in Crossroads Plat No. 7 , Waterloo,
Black Hawk County, Iowa.
May also be described as follows:
A parcel of land located in the Northeast Fractional
and the Southeast of Section 2-88-13, Waterloo, Black
Hawk County, Iowa, described as follows :
Commencing at the intersection of the Southwesterly
right-of-way line of LaPorte Road (formerly U. S.
Highway 218 ) with the East line of said Section 2-88-
13, said right-of-way line 60 . 00 feet normally distant
Southwesterly from the center line of LaPorte Road
(formerly U. S . Highway 218) ; thence North 35°20' West
along said Southwesterly right-of-way line a distance
of 494 . 43 feet; thence South 54 °40' West a distance of
425 . 0 feet; thence South 35°20' East a distance of
85 . 00 feet to the point of beginning; thence South
35°20' East a distance of 357 . 31 feet; thence

The Southwesterly right-of-way line of LaPorte Road
(formerly U. S. Highway 218) is assumed to bear North
35°20' West and said Southwesterly right-of-way line
intersects the East line of said Section 2-88-13 at a
point 799 . 77 feet North of the Southeast corner of the
North ' of the Southeast of said Section 2-88-13, all
in the City of Waterloo, Black Hawk County, Iowa.
WHEREAS, a public hearing was held on April 25, 2005, at
5 : 30 p.m. , at City Hall Council Chambers, Waterloo, Iowa, as
provided by law, by the Council of the City of Waterloo, Iowa, on
the proposal to approve said above mentioned site plan amendment,
and
WHEREAS, it is the opinion of this Council that said site
plan amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that a site p R_an amendment to the "S-1"
Shopping Center Commercial District - -r redevelopment of the
Crossroad- Shoppiiic Center building and overall site, be and the
same is hereby approved.
