RESOLUTION NO. 2005-396
RESOLUTION APPROVING REQUEST OF BLAKE
DEVELOPMENT FOR A SITE PLAN AMENDMENT TO THE
"R-3 , R-P" PLANNED RESIDENCE DISTRICT FOR
PROPERTY GENERALLY LOCATED NEAR THE NORTHWEST
CORNER OF WEST 4TH STREET AND ANSBOROUGH
AVENUE FOR DEVELOPMENT OF 18 TWO-FAMILY CONDO
UNITS IN THE CITY OF WATERLOO, BLACK HAWK
COUNTY, IOWA.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a site plan amendment to the "R-3 , R-P"
Planned Residence District for property generally located near
the northwest corner of West 4th Street and Ansborough Avenue for
development of 18 two-family condo units, legally described as
follows :
That part of the Northeast Quarter (NE 1%) of the
Southeast Quarter (SE 14) of Section Thirty-three (33) ,
Township Eighty-nine North (T89N) , Range Thirteen West
(R13W) of the Fifth Principal Meridian in the City of
Waterloo, Black Hawk County, Iowa, described as
follows :
Beginning at the Southwest corner of Byrnbrae Second
Addition, said point also lying on the West line of the
East Twenty-five (25) acres of said Northeast Quarter
(NE 14) of the Southeast Quarter (SE 14) , said point also
lying on the North line of the South Eight and one-half
(8 ) acres of said East Twenty-five (25) acres; thence
North 90°00 ' 00" East along the South line of said
Byrnbrae Second Addition Seven Hundred Fifty-five and
Eighty-five Hundredths (755 . 85) feet; thence South
1°07' 20" East One Hundred Twenty-two and Nine Tenths
(122 . 9) feet to the point of curvature of a Five
Thousand Seven Hundred Twelve and Fifty-five Hundredths
(5712 . 55) foot radius curve, concave Easterly with a
long chord of Two Hundred Forty-seven and Five
Hundredths (247 . 05) feet which bears South 2°18' 50"
East; thence Southerly along said curve Two Hundred
Forty-seven and Seven Hundredths (247 . 07) feet to the
point of tangency; thence South 3°36' 10" East Seventy-
nine and Sixty-one Hundredths (79 . 61) feet to the South
line of said Northeast Quarter (NE 14) of the Southeast
Quarter (SE 14) ; thence South 89°59' 00" West Seven
Hundred Sixty-five and Twenty-five Hundredths (765 . 25)
feet to the West line of said East Twenty-five (25)
acres; thence North 1°01' 00" West Four Hundred Forty-
nine and Forty-five Hundredths (449 .45) feet to the
point of beginning, containing 7 . 827 acres, all in the
City of Waterloo, Black Hawk County, Iowa.
WHEREAS, a public hearing was held on May 9, 2005, at 5 : 30
p.m. , at City Hall Council Chambers, Waterloo, Iowa, as provided
by law by the Council_ of the City of Waterloo, Iowa, on the
proposal r approve said above mentioned site plan amendment, and
WrEREAS, it _s the opinion of this Council that said site
plan amendment should be approvea as proposed.

n - NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
;y CITY OF WATERLOO, IOWA, that a site plan amendment to the "R-3 , R-
P" Planned Residence District for property generally located near
the northwest corner of West 4th Street and Ansborough Avenue for
development of 18 two-family condo units, be and the same is
hereby approved.
