RESOLUTION NO. 2005-913
RESOLUTION APPROVING THE REQUEST OF SCHENK
ENGINEERING ON BEHALF OF NOOREN REALTORS FOR
A SITE PLAN AMENDMENT TO THE "S-1" SHOPPING
CENTER DISTRICT FOR PROPERTY GENERALLY
LOCATED WEST OF 1535 FLAMMANG DRIVE FOR THE
PURPOSE OF CONSTRUCTING A 14 , 950 SQUARE FOOT
COMMERCIAL BUILDING TO BE BROKEN INTO 9 EQUAL
BAYS OF 1, 661 SQUARE FEET IN THE CITY OF
WATERLOO, BLACK HAWK COUNTY, IOWA.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a site plan amendment to the "S-1"
Shopping Center District for property generally located west of
1535 Flammang Drive for the purpose of constructing a 14, 950
square foot commercial building to be broken into 9 equal bays of
1, 661 square feet, legally described as follows :
Crossroads Plat No. 2 Lot 3 except that part described
as follows :
Commencing at Northeast corner said Lot 3 thence South
along a curve concave Easterly having a radius of 780
feet a distance of 280 . 35 feet thence Westerly along
non-tangent curve concave Northwesterly having radius
of 20 feet and a long chord bearing South 22 degrees 15
minutes 23 seconds West 29. 91 feet Westerly along a
curve concave Northerly having a radius of 866. 09 feet
and a long chord bearing South 74 degrees 06 minutes 09
seconds West 271 . 99 feet thence North 368 . 06 feet to
Northerly line of said Lot 3 thence Easterly along a
curve concave Southerly having a radius of 478 . 47 feet
and a long chord bearing North 78 degrees 54 minutes 59
seconds East 185 . 12 feet thence North 90 degrees 00
minutes 00 seconds East 40 . 44 feet to the point of
beginning, all in the City of Waterloo, Black Hawk
County, Iowa.
WHEREAS, a public hearing was held on October 10, 2005, at
5 : 30 p.m. , at City Hall Council Chambers, Waterloo, Iowa, as
provided by law, by the Council of the City of Waterloo, Iowa, on
the proposal to approve said above mentioned site plan amendment,
and
WHEREAS, it is the opinion of this Council that said site
plan amendment should be approved as proposed.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that a site plan amendment to the "S-1"
Shopping Center District for property generally located west of
1535 Flammang Drive for the purpose of constructing a 14, 950
square foot commercial building to be broken into 9 equal bays of
1, 661 square feet, be and the same is hereby approved.
