RESOLUTION NO. 2004-211
RESOLUTION APPROVING SITE PLAN AMENDMENT TO
THE "M-2 , P" PLANNED INDUSTRIAL DISTRICT FOR
DENSO INTERNATIONAL AMERICA INC. FOR PROPERTY
GENERALLY LOCATED AT THE NORTHWEST CORNER OF
MARTIN ROAD AND WEST RIDGEWAY AVENUE FOR THE
PURPOSE OF CONSTRUCTING A NEW 36, 000 SQ. FT.
INDUSTRIAL BUILDING TO BE LOCATED ON AN
APPROXIMATE 6 . 5 ACRE PARCEL WITH ACCESS FROM
MARTIN ROAD AND WEST RIDGEWAY AVENUE IN THE
CITY OF WATERLOO, BLACK HAWK COUNTY, IOWA.
WHEREAS, it has been proposed that the Council of the City
of Waterloo, Iowa, approve a site plan amendment to the "M-2 , P"
Planned Industrial District for Denso International America Inc .
for property generally located at the northwest corner of Martin
Road and West Ridgeway Avenue for the purpose of constructing a
new 36, 000 sq. ft . industrial building to be located on an
approximate 6 . 5 acre parcel with access from Martin Road and West
Ridgeway Avenue, and legally described as follows :
A part of the SE 14 of Section 32-89-13 , Waterloo, Black
Hawk County, Iowa, described as follows :
Commencing at the Southeast corner of said SE 1/; thence
N 00°00 ' 00" E along the East line of said SE 14 a
distance of 65 . 53 feet ; thence S 90°00 ' 00" W a distance
of 40 . 00 feet to the Westerly R-O-W line of Martin Road
and the Northerly R-O-W line of West Ridgeway Avenue
and the point of beginning; thence N 89°14 ' 20" W along
the Northerly R-O-W line of West Ridgeway Avenue a
distance of 438 . 67 feet ; thence N 00°45' 40" E a
distance of 650 . 00 feet ; thence N 90°00 ' 00" E a
distance of 430 . 00 feet to the West R-O-W line of
Martin Road; thence S 00°00 ' 00" W along the West R-O-W
line of Martin Road a distance of 655 . 77 feet to the
point of beginning, all in the City of Waterloo, Black
Hawk County, Iowa .
The East line of the SE 1/ of Section 32-89-13 is
assumed to bear N 00°00 ' 00" E,
and/or
Lot 1, Brock Addition, City of Waterloo, Black Hawk
County, State of Iowa.
WHEREAS, a public hearing was held on April 12 , 2004, at
5 : 30 p.m. , at City Hall Council Chambers, Waterloo, Iowa, as
provided by law, by the Council of the City of Waterloo, Iowa, on
the proposal to approve said above mentioned site plan amendment,
and
WHEREAS, i is the opinion of this Council that said site
plan amendment ;sraouia bra approved as proposed.
