AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, CITY OF WATERLOO ZONING ORDINANCE,
BY AMENDING THE OFFICIAL ZONING MAP REFERRED
TO IN SECTION 10-4-4, APPROVING A REZONE OF
APPROXIMATELY SIX (6) ACRES FROM "R-3" MULTIPLE
RESIDENCE DISTRICT TO "S-1" SHOPPING CENTER
DISTRICT, LOCATED AT 2101 KIMBALL AVENUE, FOR
CONSTRUCTION OF A NEW COMMERCIAL CENTER.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO,
IOWA AS FOLLOWS:
Section 1. That the request by C 10 Investments, LLC, to rezone approximately six (6)
acres from "R-3" Multiple Residence District to "S-1" Shopping Center District, located at 2101
Kimball Avenue, for construction of a new commercial center, and legally described as follows:
COMMENCING AT THE SW CORNER OF LOT 37 OF SUNSET HILLS
ADDITION IN THE SW 1/4 OF THE SW 1/4 OF SECTION 35, TOWNSHIP 89
NORTH, RANGE 13 WEST OF THE 5TH P.M. IN THE CITY OF WATERLOO,
BLACK HAWK COUNTY IOWA. THENCE S89°50'46"E, 386.00 FEET TO
THE SW CORNER OF LOT 43 OF SUNSET HILLS ADDITION AND THE
POINT OF THE BEGINNING; THENCE N00°59'43"W, 100.07 FEET TO THE
SOUTH LINE OF ACADIA STREET; THENCE ALONG SAID SOUTH LINE
