AN ORDINANCE AMENDING ORDINANCE NO. 247n, AS
AmENDED, BY ADDING SUBSECTION NO. 11 TO
SECTION 2A-7-N, CONDITIONALLY REZONING
CERTAIN PROPERTY.
BE IT ORDAINED BY THE City Council of the City of Waterloo, Iowa:
Section 1 . That Section 2A-7-N of Ordinance No. 2479. as amended, be
further amended by adding after Subsection No. 10 of said Section,
the following Subsection No. 11, eleven (11 ) described as:
"11":
Lots 7, 8, 9. 10 and 11 of Block 5, Gates Park Place Addition
in the City of Waterloo, Black Hawk County, Iowa,
now zoned on the Zoning map of Waterloo, Iowa, as "C-7" Conditional
Zoning for Peoples Community Health Clinic he and the same hereby
zoned as "C-7" Conditional Zoning for a boarding house as described
above, subject to the following conditions:
1. The approval is only for the use of the building for the
operation of a boarding home.
2 . The exterior appearance of the huilding shall not be
altered.
3. Parking currently located on the site appears to be
sufficient for the operation of the boarding house. Any
additional parking provided in the future will be
hard-surfaced.
4. The stairway from the basement at the northeast corner
shall be reopened and maintained as a useable entrance or
exit.
5. All requirements of the Fire Department shall be adhered
to -- they are as follows:
a. There must be a complete and total smoke detection
alann system or an automatic fire extinguishing system
or combination of each.
b. Separation of floors by self-closing and latching
doors is renuired. These doors may not be held in the
open position unless by an approved device which will
release upon activation of the fire alarm systan.
c. No portable heaters will be permitted.
d. No cooking devices will be permitted in any area other
than approved locations.
e. Smoking will not be permitted in areas if it cannot be
done without activating the alarm system.
f. Emergency lighting must be installed and maintained
which will provide adequate illumination for exit
ways.
g. Portable fire extinguishers of adequate size must be
provided to meet nationally recognized standards.
h. Adequate directional exit lights must he installed and
maintained.

i . Emergency evacuation plans must be designed and
followed by all occupants.
