ORDINANCE AMENDING ORDINANCE NO. 2479, AS AMENDED, BY
ADDING SUBSECTION NO. 17 TO SECTION 2A-7 , CONDITIONAL
REZONING CERTAIN PROPERTY.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA:
Section 1 . That Section 2A-7-N of Ordinance No. 2479 , as
amended, be further amended by adding after Subsection No. 16 , of
said Section, the following Subsection No. Seventeen ( 17) .
"17 .
Lots 8 , 9 , 10 , 11 , 12 , 13 , 14, and 15 of Block 25, Hagerman
Place, Waterloo, Black Hawk County, Iowa,
now zoned on the Zoning Map of Waterloo, Iowa, as "R-2" , One and
Two Family Residence District, be and the same is hereby zoned as
"C-2" Commercial District/"C-Z" Conditional Zoning District as
above described; and
The south 30 feet of Lot 16 of Block 25 , Hagerman Place,
Waterloo, Black Hawk County, Iowa,
now zoned on the Zoning Map of Waterloo, Iowa, as "C-2" Commercial
District, be and the same is hereby zoned as "C-2" Commercial
District/"C-Z" Conditional Zoning District as above described. "
Section 2 . That both legally described parcels be and the
same hereby subject to the following:
a. Proposed development not to include the following:
1. Serving of Class C liquor;
2. "Adult" entertainment;
3 . Selling of motor fuels.
b. The site plan be revised to show no access onto Dundee
Avenue and that no access be provided onto Dundee until
such time that the street is paved from University
Avenue to Downing Avenue.
c. Screening be indicated on the site plan along Dundee y
Avenue. N
d. Lighting of the parking lot be directed away from
Dundee and Downing Avenues.
Section 3 . That the City Clerk be, and he is hereby directed v
to file a certified copy of this Ordinance with the Recorder of
Black Hawk County, Iowa.
PASSED AND ADOPTED by the City Council on the 6th day of
June, 1988 , approved by the Mayor on the 8th day of June, 1988 .
