Re: Byrnes Park Aquatic Center Design Proposal
Paul:
We are pleased to present this proposal to the City of Waterloo for design services for a new Aquatic
Center at Byrnes Park to replace the existing 1980 facility.
SCOPE DESCRIPTION
This scope includes limited architectural design recommendations:
A. Demolition of existing pool, bath house and filter house
B. Site design (AECOM and Ritland Kuiper Landscape Architects)
C. Aquatic design for a 6,500 sf Leisure Pool and supporting amenities (Water Technology, Inc.)
D. Architectural design for a 6,000 sf Change Building and a 1,500 sf Mechanical Building
(INVISION, MODUS Engineering, KPFF Consulting Engineers)
DELIVERABLES INCLUDED:
1. Architectural and engineering design through construction documents
2. (4) 3D renderings at the completion of Schematic Design
3. Specifications
4. Bidding and Construction phase services
5. (2) cost estimate updates at completion of SD and DD
SERVICES EXCLUDED:
A. Services beyond the scope of this agreement
B. 3D renderings, illustrations, or VR
C. Design for future expansion
D. Specifications outside of scope above
CLIENT RESPONSIBILITIES:
1. Identify key staff and stakeholders who will be involved throughout the project
2. Provide known criteria or goals for this project
3. Existing site survey
4. Geotechnical analysis and report
Schedule:
Design: June 2022 — January 2023
Bidding & contracting: February — March 2023
Construction: July 2023 — April 2024

Construction Budget: Scope of construction cost under this proposal is anticipated to be approximately
$8,900,000 based on the cost opinion dated May 10, 2022.
BASE SERVICE FEE
For this scope of work, we propose a fee of $766,000. We will invoice monthly as work progresses.
Reimbursable expenses not included in the base fee above will be invoiced at cost and can include
consultant travel expenses, bid set reproduction, graphics production. We estimate these costs at
roughly $9,000
If this is acceptable, please return a signed copy of this letter to our office for our records. We will then
formalize our consultant agreement with you.
