As a result of said purchase, I (we) herein declare that the following restrictive covenants shall govern the use of Lot B, which restrictions shall run with the land and be binding on the successors, heirs and assigns: 1. That Lot B shall not be sold individually or subdivided, as defined by the Black Hawk County Zoning Ordinance. 2. That so long as the owners, successors, heirs or assigns own both Lot A and Lot B that a principle dwelling may be erected as permitted by the Black Hawk County Zoning Ordinance. 3. That this restrictive covenant, as mentioned in Paragraph 1, shall not apply if both Lots A and B are sold as a unified parcel. 4. That these restrictive covenants have been placed on the real property in order to comply with the requirements of the Zoning Ordinance of Black Hawk County as a Lot of Record. 5.
