hereby quit claim to 3 Stooges, LLC, all of its right, title, interest, estate, claim, and demand in the following
described real estate in Black Hawk County, Iowa:
Lots 6, 7 and 8 in Block 56 in Anthony Baker's Addition to the Town (now City)of Waterloo, Black Hawk
County, Iowa. Also, that part of vacated Bluff Street described as the Northeasterly Twenty-five feet(25')
of Bluff Street adjacent to Block 56 of Anthony Baker's Addition, lying Northwesterly of a Southwesterly
extension of the Southeasterly line of Lot 8 of said Block 56, and lying Southeasterly of the Southeasterly
line of West 13th Street, City of Waterloo, Black Hawk County, Iowa, subject to the retention of a utility
easement over, under and upon the Northwesterly twenty feet(20')of the above described vacated Bluff
Street.
Subject to (a)easements, servitudes, conditions, and restrictions of record; (b)general utility and
right-of-way easements serving the property; and (c) restrictions imposed by local zoning ordinances and
other applicable law. Further subject to possibility of reverter of title as set forth in Development
Agreement between the parties recorded on July 27, 2022 as Doc. No. 2023-1569.
Deed from Iowa political subdivision. Exempt from real estate transfer tax, declaration of value and
groundwater hazard statement.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
