QUIT CLAIM DEED
For the consideration of One Dollar($1.00)and other valuable consideration, City of Waterloo, Iowa, does
hereby quit claim to C &C Welding, Inc., all of its right, title, interest, estate, claim, and demand in the following
described real estate in Black Hawk County, Iowa:
That part of platted West 16`h Street, lying northeasterly of a line drawn between the southeasterly corner
of Lot 1, Block 17, Hayes Addition and the southwesterly corner of Lot 5, Block 16, Hayes Addition, and
lying southwesterly of a line drawn between the northeasterly corner of Lot 1, Block 16, Hayes Addition,
and the northwesterly corner of Lot 5, Block 16, Hayes Addition, subject to the retention of an access
easement and a public utility easement for the benefit Lots 4 and 5, Block 16, Hayes Addition, over, under,
upon, and across the southeasterly 50 feet of the described parcel, and also subject to the retention of an
easement for public water utilities over, under, upon, and across the southeasterly 30 feet of the
northwesterly 45 feet of the southwesterly 25 feet of said parcel, Waterloo, Black Hawk County, Iowa.
Subject to (a)easements, servitudes, conditions, and restrictions of record; (b)general utility and
right-of-way easements serving the property; and (c) restrictions imposed by local zoning ordinances and
other applicable law. Further subject to possibility of reverter of title pursuant to Development Agreement
dated August 21, 2023.
Deed from Iowa political subdivision. Exempt from real estate transfer tax, declaration of value and
groundwater hazard statement.
