THE PURPOSE OF THE PUBLIC HEARING IS TO DISCUSS AND MAKE ANY NECESSARY AMENDMENTS TO THE NORTHEAST INDUSTRIAL AREA URBAN RENEWAL AND REDEVELOP- MENT PLAN IN ORDER TO INCLUDE ADDITIONAL PROJECTS AND UPDATE RELATED FINANCIAL INFORMATION. The area included in the Northeast Industrial Area Urban Renewal and Redevelopment Plan (the "Plan") is an economic development area within the meaning of Iowa Code Section 403.17(10).Such area is appropriate for commercial and industrial enterprises and is eligible for an urban renewal project and otherwise meets all requisites under the provisions of Iowa Code Chapter 403. The general scope of urban renewal activities in the area involves the rehabilitation,conservation,development, and redevelopment of such area, or a combination of such activities in the area, to promote continued growth and devel- opment of commercial activities In the area through various public purpose and special financing activities outlined in the Plan. These activities are deemed necessary in the interest of the public health,safety or welfare of the residents of the City of Waterloo. The Plan amendment is an amendment to the Plan,originally adopted in 1993 and subsequently amended.This amendment is proposed to include one or more additional urban renewal projects and to update related financial summaries of bonding capacity, project expenses,and funding sources.The lan area,which is not being changed by the proposed amendment to the Plan,is described as follows: Part of
