For the consideration of One and 00/100 Dollars ($1.00) and other valuable consideration, City of Waterloo,
Iowa, does hereby convey to 3 Stooges, LLC the following described real estate in Black Hawk County, Iowa:
The South 145.15 feet of Lots 1 and 2, Waterloo Air and Rail Park 2nd Addition, City of Waterloo,
Black Hawk County, State of Iowa.
Subject to (a)easements, conditions, and restrictions of record as set forth in the subdivision Deed of
Dedication; (b) general utility and right-of-way easements serving the property and of record; and (c)
restrictions imposed by local zoning ordinances and other applicable law. Further subject to possibility of
reverter of title pursuant to Development Agreement dated August 21, 2023.
Deed from Iowa political subdivision. Exempt from real estate transfer tax, declaration of value and
groundwater hazard statement.
The grantor hereby covenants with grantees, and successors in interest, to warrant and defend the real estate
against the lawful claims of all persons claiming by, through, or under it, except as may be stated above.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
