RESOLUTION NO. 2024-082 RESOLUTION APPROVING THE REQUEST BY MICHAEL VANDELLO, FOR TAX EXEMPTIONS ON IMPROVEMENTS TO OFFICE SPACE VALUED AT $401,091.00, FOR PROPERTY LOCATED AT 216 E. 4TH STREET AND LOCATED IN THE CONSOLIDATED URBAN REVITALIZATION AREA (CURA). WHEREAS, Michael Vandello, has submitted an application dated January 31, 2024, to the City Council of the City of Waterloo, Iowa, requesting to receive tax exemptions on improvements to office space valued at $401,091.00, for property located at 216 E. 4th Street, and located in the Consolidated Urban Revitalization Area (CURA), more fully described as follows: THE SOUTHWESTERLY 6 INCHES OF THE NORTHWESTERLY 90 FEET OF THE NORTHEASTERLY 40 FEET OF LOT NO. 3; THE SOUTHWESTERLY 20 FEET OF THE NORTHWESTERLY 110 FEET OF LOT NO. 3; THE SOUTHWESTERLY 10 FEET OF THE SOUTHEASTERLY 40 FEET OF LOT. NO. 3; AND THE NORTHEASTERLY 20 FEET OF LOT NO. 6; ALL IN BLOCK NO. 14 IN THE ORIGINAL PLAT, ON THE EAST SIDE OF THE CEDAR RIVER IN THE CITY OF WATERLOO, BLACK HAWK COUNTY, IOWA: EXCEPT THAT PART OF LOTS 3 AND 6 DESCRIBED AS FOLLOWS: THE SOUTHWESTERLY 20 FEET OF SAID LOT 3 LYING SOUTHEASTERLY OF A LINE DRAWN FROM A POINT ON THE NORTHEASTERLY LINE OF THE SOUTHWESTERLY 20 FEET OF SAID LOT WHICH IS 105.11 FEET SOUTHEASTERLY OF THE SOUTHEAST LINE OF EAST FOURTH STREET, TO A POINT ON THE SOUTHWEST LINE OF SAID LOT WHICH IS 104.96 FEET SOUTHEASTERLY OF SAID SOUTHEAST LINE OF EAST FOUTH STREET, EXCEPT THE NORTHEAST 10 FEET OF THE SOUTHEAST 40 FEET OF SAID LOT 3; AND. BLOCK 14 IN THE VILLAGE (NOW CITY) OF WATERLOO AND ON THE EAST SIDE OF CEDAR RIVER, IN BLACK HAWK COUNTY, IOWA. AND ALL OF THE FOLLOWING DESCRIBED REAL ESTATE LYING NW-LY OF A LINE DRAWN FROM A POINT ON THE NORTHEAST LINE OF LOT 6, BLOCK 14, THE ORIGINAL PLAT, ON THE EAST SIDE OF THE CEDAR RIVER, IN THE CITY OF WATERLOO, BLACK HAWK COUNTY, IOWA. WHICH IS 104.96 FEET SE-LY OF THE SOUTHEAST LINE OF EAST FOURTH STREET, THRU A POINT ON THE SOUTHWEST LINE OF SAID LOT 6 WHICH IS 104.50 FEET SE-LY OF THE SOUTHEAST LINE OF SAID EAST FOURTH STREET , TO A POINT ON THE SOUTHWEST LINE OF THE NE-LY 20 FEET OF LOT 7, SAID BLOCK 14, AT A POINT WHICH IS Resolution No. 2024-082 Page 2 104.34 FEET SE-LY OF THE SOUTHEAST LINE OF SAID EAST FOURTH STREET: THE SOUTHWESTERLY 20 FEET OF THE NORTHEASTERLY 40 FEET OF LOT 6, THE SOUTHWESTERLY 20 FEET OF LOT 6 AND THE NORTHEASTERLY 20 FEET OF THE SOUTHEASTERLY 75 FEET OF THE NORTHWESTERLY 125 FEET OF LOT 7, BLOCK 14, THE ORIGINAL PLAT, ON THE EAST SIDE OF THE CEDAR RIVER, IN THE CITY OF WATERLOO, BLACK HAWK COUNTY, IOWA. Subject to easements, restrictions, covenants, ordinances, and limited access provisions of records, and WHEREAS, said property is located within the designated Consolidated Urban Revitalization Area (CURA) in Waterloo, Iowa, as previously established by the City Council of the City of Waterloo, Iowa, and WHEREAS, the construction improvements are in conformance with the Consolidated Urban Revitalization Area (CURA) Plan as officially adopted by the City Council for the City of Waterloo, Iowa, and WHEREAS, the improvements on said property were made during the time in which such improvements are eligible for the tax exemption as set forth in the Consolidated Urban Revitalization Area (CURA) Plan as adopted by the City Council of the City of Waterloo, Iowa, and as set forth in the Urban Revitalization Act as adopted by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa, and WHEREAS, said applicant is requesting the following three-year exemption schedule: For the first year 100% For the second year 100% For the third year 100% NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA, that said application is hereby approved and the City Clerk is hereby authorized and directed to forward said application and a copy of this resolution to the Assessor.
