RESOLUTION APPROVING THE SALE AND CONVEYANCE
OF CITY-OWNED PROPERTY LOCATED EAST OF 408
FLORENCE STREET IN THREE PARTS, IN THE AMOUNT
OF $70.00 PLUS PUBLISHING AND RECORDING COSTS
FOR EACH PART, INCLUDING A PART TO JORGE GARCIA
VILLA, A PART TO JOSE GUZMAN AND ELVIA RAMIREZ
AND A PART TO CATALINA AND PAULINO SANCHEZ
AND AUTHORIZING THE MAYOR AND CITY CLERK TO
EXECUTE SAID DOCUMENTS.
WHEREAS, the City of Waterloo, Iowa is the owner of property located east of 408
Florence Street, in the City of Waterloo, Iowa, and legally described as follows:
DESCRIPTION — EXISTING PARCEL NO. 891324479019 (PER COURT
ORDER RECORDED 1/23/07 AS DOCUMENT 2007-016060):
THE NORTH 48 FEET OF LOT 4 AND THE EAST 65.5 FEET OF LOT 5 IN G.
ROBINSONS ADDITION TO THE CITY OF WATERLOO, BLACK HAWK
COUNTY,IOWA.
WHEREAS, an offer to purchase said city-owned property, in the amount of$70.00 plus
publishing and recording costs, has been made by Jose Guzman and Elivia Ramirez (416
Florence Street) and legally described as follows:
THE NORTH 32 FEET 8 INCHES OF LOT 5, EXCEPT THE WEST 65.5 FEET
THEREOF, IN G. ROBINSONS ADDITION TO THE CITY OF WATERLOO,
BLACK HAWK COUNTY, IOWA
and
WHEREAS, an offer to purchase said city-owned property, in the amount of$70.00 plus
publishing and recording costs, has been made by Jorge Garcia Villa (408 Florence Street) and
legally described as follows:
LOT 4, EXCEPT THE SOUTH 112 FEET 8 INCHES THEREOF, AND LOT 5,
EXCEPT THE NORTH 32 FEET 8 INCHES, AND EXCEPT THE WEST 1/2 OF
LOT 5, ALL IN G. ROBINSONS ADDITION TO THE CITY OF WATERLOO,
BLACK HAWK COUNTY, IOWA
and
WHEREAS, an offer to purchase said city-owned property, in the amount of$70.00 plus
publishing and recording costs, has been made by Paulino and Catalina Sanchez (515
Independence Avenue) and legally described as follows:
THE SOUTH 32 FEET 8 INCHES OF THE NORTH 40 FEET OF THE SOUTH
120 FEET OF LOT 4 IN G. ROBINSONS ADDITION TO THE CITY OF
WATERLOO, BLACK HAWK COUNTY, IOWA
and
WHEREAS, a public hearing was held on February 19, 2024, at 5:30 p.m. in the Harold
E. Getty Council Chambers, City Hall, Waterloo, Iowa, as provided by law, by the Council of the
City of Waterloo, Iowa, on the proposal to sell and convey premises owned by the City of
Waterloo, Iowa, a part to Jorge Garcia Villa, a part to Jose Guzman and Elvia Ramirez and a part
to Catalina and Paulino Sanchez, and

WHEREAS, it is the opinion of this Council that the sale and conveyance should be made
as proposed.
NOW, THEREFORE, IT IS HEREBY RESOLVED BY THE COUNCIL OF THE CITY
OF WATERLOO, IOWA,AS FOLLOWS:
1. The city-owned property located east of 408 Florence Street, in the City of Waterloo,
Iowa, as fully described in the published notice in the Waterloo Courier on February 10, 2024, is
not presently needed, and will not be needed in the foreseeable future for municipal purposes,
and its ownership is serving no municipal purpose.
2. That the offer of Jorge Garcia Villa, Jose Guzman and Elvia Ramirez, and Catalina
and Paulino Sanchez to purchase the city-owned property, located east of 408 Florence Street, in
the City of Waterloo, Iowa, in the amount of$70.00 plus publishing and recording costs for each
part, is hereby accepted for said property.
3. That the City of Waterloo, Iowa conveys said parcels of real property to Jorge Garcia
Villa, Jose Guzman and Elvia Ramirez, and Catalina and Paulino Sanchez, by quit claim deed.
4. That the Mayor and City Clerk are authorized and directed to execute said deeds.
5. That the original of said quit claim deeds, fully executed and acknowledged, are
hereby approved and confirmed by this Council.
6. That the Community Planning and Development Director is authorized and directed to
deliver said deeds of conveyance to Jorge Garcia Villa, Jose Guzman and Elvia Ramirez, and
Catalina and Paulino Sanchez, upon execution of said documents and receipt of payments of
$70.00 plus publishing and recording costs for each part.
