Dear Friends, —
As we reflect on the past year, we are filled with immense pride and —
gratitude for the remarkable progress and achievements we have
made together in revitalizing our downtown and fostering a vibrant —
community. This annual report encapsulates the dedication, passion,
and hard work of everyone involved in Main Street Waterloo. —
Your contributions, big or small, have made a significant impact on —
our goals and aspirations. We have witnessed the strength of our
community, and it has reinforced the importance of unity. —
2023 was a year of milestones and growth. We saw a surge in new
businesses opening their doors, creating a dynamic and diverse
commercial landscape that caters to both residents and visitors. The _
addition of new residential units has not only provided more housing
options, but has also infused new energy into downtown, making it a _
lively place to live, work, and play.
Our community pride has been on full display through a variety of
festivals and events that have drawn residents and visitors to our
downtown. From cultural celebrations to music festivals and family
friendly activities, these events have not only provided entertainment
but have also strengthened bonds within our community. The support
from our partners, volunteers, and sponsors has been instrumental in
making these events a resounding success. —
As we look ahead to 2024, we are excited about the —

_ ABOUT US
Main Street Waterloo was established in 1996 when three groups dedicated
— to revitalizing downtown Waterloo unified their efforts. Our mission is to
enhance downtown through historic preservation, economic development,
and community engagement.
_ Downtown Waterloo is a vibrant area, home to more than 2,000 residents and
9,000 daytime workers. The district generates $70,000,000 in annual
commerce and attracts an average of $8,000,000 in private reinvestment
each year. As part of the Main Street Iowa network, we work alongside a
select group of communities committed to downtown economic
— development. We are proud to be one of over 50 communities in Iowa
designated as Main Street communities.
Utilizing the Main Street Approach, developed by the National Main Street
_ Center, Inc., we focus on economic development within the context of historic
preservation. Our strategies are implemented through the Four-Point
Approach: Design, Economic Vitality, Organization, and Promotions &
Marketing.
— Main Street Waterloo is a volunteer organization dedicated to promoting
downtown Waterloo as a great and safe place to live, work, and play for both
_ residents and visitors. Since becoming a Main Street Community, we have
capitalized on the unique identity, assets, and character of our historic
commercial district, fostering a thriving and dynamic downtown.

The incredible support of our volunteers has been a critical part of everything we
accomplished in 2023. With five months of the year operating with only one staff
member, our dedicated volunteers stepped up and played an indispensable role —
in our success.
More than 500 volunteers contributed an astounding 2,294 hours to support the —
work of Main Street Waterloo. Their time, energy, and passion have been vital in
helping us grow, host events, and implement changes to better serve the
community. —

Supporting local businesses is a cornerstone of
Main Street Waterloo's mission. By choosing to

In 2023, we witnessed the powerful impact of

IMPACT Grant awarded $6,100 to Gray Lane Yoga, yam:, }9'kSNld C£Y611b ; s, a
enabling them to add aerial yoga and bungee fitness. .ate
Since launching these new offerings, Gray Lane Yoga
has experienced over 40% growth in business and is
planning to expand further in 2024. This year, the
grant was awarded to Try Pie to invest in a new refrigerated delivery vehicle. We
eagerly anticipate the positive effects this investment will have on the business.

� Local Cash Mobs, where the community is invited

community bonds, and show support for our local
entrepreneurs. These events have been a fantastic

their support attracting 40 people on average, with 75% of
the attendees being first time visitors to the business. Join us the last Tuesday of

towards his goal. His passion for downtown Waterloo has been a driving force for the _
entire community.
Jim Walsh has played a pivotal role in transforming downtown into the vibrant, —
welcoming place it is today. His unwavering support, tireless efforts, and invaluable
contributions have left an indelible mark on our community's growth and vibrancy. _
Jim's passion, kindness, and determination have made an imprint on our community
that we will forever be grateful for.

60 businesses, eaters, pubs, and providing homes to over
100 residents. His tireless efforts have not only supported
the growth and vitality of downtown but have also inspired t —
others to join the journey of revitalization.
Jim was a cherished business partner, a true friend, and a visionary leader who will be
sorely missed. His legacy lives on in the memories of those whose lives he touched and
the enduring impact of his involvement. Jim pushed us all to not think small, but to —
dream big and work tirelessly to execute those dreams. His legacy will continue to
inspire us as we carry forward his vision.
