for Limited Architectural Services
Dear Rick:
I have reviewed the scope of work that you and I discussed regarding the next
phase of remodeling of Riverfront Stadium. The scope of our work for this project
includes renovation to the existing concessions areas on the east side of the
main entry including removing and adding masonry walls and foundations,
concrete flatwork, structural remodeling to the existing main steel structure and
cross bracing to accommodate the revised floor plan layout, removing and
patching or constructing new "serving" openings and pass door openings, door
hardware, revising locations of counters, and providing details for continuation of
the metal panel design on the south side of the grandstands matching that on
the west side. It is our understanding that you are requesting our architectural
services to compose construction documents (drawings and specifications) to
bid limited trades of work to accomplish the items within our scope of work.
Electrical and plumbing design and construction work will be by the owner
including removal of conduits, light fixtures, fans, etc. where openings and walls
are being installed. It is my understanding there will be a general contract for
the work we are designing/bidding that also includes general demolition as
required for the remodeling and new work.
We are delighted to provide these limited architectural services for this project
on a "not to exceed" fee basis of $12,500.00. This will include an allowance of
$900.00 for limited printing of plans and specs for bidders. Printing beyond this
documented amount will be billed direct to the owner. We will document our
time and only charge on an hourly basis not to exceed this overall fee,
whichever is lesser. This fee does not include uploading to AEPlans (if this method
of distribution is selected), nor does it include postage and handling costs for
distribution of documents. These costs will all be reimbursable expenses billable
to the owner marked up a factor of 1 .15. This maximum amount includes limited
site visits during construction to view footings/foundations, masonry work and
changes to structure we are involved in.

It is our commitment to utilize draftsperson labor for the majority of this project
except for specification writing and administrative meetings that will be by a
principal and secretarial staff based on the following rate schedule.
Hourly Fee Schedule:
Principals $ 155.00/ hour
Senior Associates $ 90.00/ hour
Registered Architects $ 80.00/ hour
Intern/Draftsperson $ 58.00/ hour
Interior Designer $ 56.00/ hour
Administrative $ 45.00/ hour
Secretarial $ 41 .00/ hour
