Lots Nos. 10, 11 and 12 in Block No. 1 in Warneka's Addition to the City of Waterloo, Iowa.
Subject to (a) easements, conditions, and restrictions of record as set forth in the subdivision Deed of
Dedication; (b) general utility and right-of-way easements serving the property and of record; and (c)
restrictions imposed by local zoning ordinances and other applicable law. Further subject to possibility of
reverter of title pursuant to Development Agreement dated September 16, 2024 and recorded September
30, 2024 as Doc. No. 2024-21040.
Deed from Iowa political subdivision. Exempt from real estate transfer tax, declaration of value and
groundwater hazard statement.
Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular or plural
number, and as masculine or feminine gender, according to the context.
