RESOLUTION APPROVING THE SPECIAL PERMIT REQUEST OF GENE
SHEETZ TO OPERATE U-SAVE AUTO & TRUCK PARTS (AUTO
SALVAGE) AT 808 DEARBORN AVENUE, SUBJECT TO VARIOUS
CONDITIONS.
WHEREAS, Gene Sheetz has proposed that the Council of the
City of Waterloo, Iowa, approve a special permit request to
operate U-Save Auto & Truck Parts (auto salvage) at 808 Dearborn
Avenue, legally described as follows :
4. 83 acres, more or less, Unplatted Waterloo East Part the NE
of the SE of Section 30 Township 89 Range 12 S. 300 feet N.
403 . 5 feet W. 790 feet of the NE of the SE except the W. 90
feet Section 30 Township 89 Range 12 in Waterloo, Black Hawk
County, Iowa,
and
WHEREAS, a public hearing was held on August 24 , 1987 , at
7 : 00 p.m. at City Hall Council Chambers in Waterloo, Iowa, as
provided by law, by the Council of the City of Waterloo, Iowa, on
the proposal to approve said above mentioned special permit
request, and
WHEREAS, it is the opinion of this Council that said special
permit request should be approved, subject to the following
conditions:
1 . Access to this operation be gained via Rooff Avenue to
Dearborn Avenue. That the easterly extension of
Dearborn to the Maywood area be prohibited for purposes
of private access;
2. That the solid fence be a minimum of eight ( 8 ) feet in
height and constructed of good material;
3 . That U-Save Auto and Truck Parts will apply dust control
maintenance to Rooff Avenue and that segment of Dearborn
Avenue which provides access to the operations of said
automotive recycling business in conjunction with the
other property owners in the area;
4. That the crushing of vehicles, scrap, parts, etc. shall
be on a temporary basis or limited to three ( 3 ) times
per year and not more than three days per time;
5. The stacking of vehicles is prohibited, except during
crushing operations as permitted above;
6. That appropriate mitigation measures will be taken in
the event pest control problems should arise.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WATERLOO, IOWA, that the special permit request of Gene
Sheetz to operate U-Save Auto & Truck Parts (auto salvage) at 808
Dearborn Avenue, be and the same is hereby approved, subject to
said conditions.
PASSED AND ADOPTED this 24th day of August, 1987, and
approved by the Mayor this 26th day of August, 1987.
