RESOLUTION NO. 2025-066
A RESOLUTION APPROVING THE REQUEST BY ALMIR
MUSTEDANAGIC, FOR TAX EXEMPTIONS ON THE
CONSTRUCTION OF A NEW A NEW TWIN -HOME UNIT
VALUED AT $270,400.00, FOR PROPERTY LOCATED AT
4129 OMAHA AVENUE AND LOCATED IN THE CITY
LIMITS URBAN REVITALIZATION AREA (CLURA).
WHEREAS, the City of Waterloo has designated a City Limits Urban Revitalization
Area (CLURA) to support residential development and stimulate property value enhancement
within its urban core; and
WHEREAS, Almir Mustedanagic has submitted a request for tax exemptions pertaining
to the construction of a new twin -home unit at 4129 Omaha Avenue, in line with the objectives
of the CLURA program; and
WHEREAS, the new construction project, with a valuation of $270,400.00, meets the
criteria outlined by the CLURA, making it eligible for tax relief as part of an effort to boost
urban revitalization; and
WHEREAS, the development is expected to enhance the residential appeal of the area,
contribute to property value appreciation, and support broader community and economic
development; and
WHEREAS, following a review process, the application has been determined to be in full
compliance with applicable regulations and aligns with the objectives of the CLURA initiative;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo as
follows:
1. The request by Almir Mustedanagic for tax exemptions on the construction of a new
twin -home unit valued at $270,400.00 at 4129 Omaha Avenue is hereby approved.
2. This approval is contingent upon compliance with all applicable codes and regulations
throughout the completion of the renovations.
3. The City Clerk is hereby instructed to certify a copy of this resolution and forward it to
the Black Hawk County Assessor's Office to proceed with the tax exemption process in
accordance with the Iowa Code.
4. This resolution shall become effective immediately upon its approval and adoption by
the City Council.
