RESOLUTION NO. 2025-057
A RESOLUTION APPROVING THE REQUEST BY AMEL
MUHAMEDAGIC, FOR TAX EXEMPTIONS ON THE
CONSTRUCTION OF A NEW SINGLE-FAMILY HOME
VALUED AT $500,000.00, FOR PROPERTY LOCATED AT
4865 SHELLEY COURT AND LOCATED IN THE CITY
LIMITS URBAN REVITALIZATION AREA (CLURA).
WHEREAS, the City of Waterloo has established a City Limits Urban Revitalization
Area (CLURA) with the intent to stimulate residential growth and improve property values
within specified urban zones; and
WHEREAS, Amel Muhamedagic, as the property owner of 4865 Shelley Court, and
legally described as (Nottingham Third Addition Lot 7), has applied for tax exemptions under
the CLURA program, pertaining to the construction of a new single-family home; and
WHEREAS, the proposed construction project, featuring an investment of $500,000.00,
meets the eligibility criteria under the CLURA guidelines for receiving property tax exemptions
as a measure to encourage urban revitalization; and
WHEREAS, the development is anticipated to contribute positively to the urban
landscape, increasing residential allure and supporting community and economic betterment; and
WHEREAS, following a review process, the application has been determined to be in full
compliance with applicable regulations and aligns with the objectives of the CLURA initiative;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo as
follows:
1. The request by Amel Muhamedagic for tax exemptions related to the construction of a
new single-family house valued at $500,000.00, located at 4865 Shelley Court, is hereby
approved.
2. This approval is contingent upon compliance with all applicable codes and regulations
throughout the completion of the renovations.
3. The City Clerk is hereby instructed to certify a copy of this resolution and forward it to
the Black Hawk County Assessor's Office to proceed with the tax exemption process in
accordance with the Iowa Code.
4. This resolution shall become effective immediately upon its approval and adoption by
the City Council.
