A RESOLUTION SETTING DATE OF PUBLIC HEARING AS
FEBRUARY 17, 2025 FOR A REQUEST BY LEVI
ARCHITECTURE, ON BEHALF OF TROY'S SANDWICHES,
FOR A SITE PLAN AMENDMENT TO ALLOW FOR A QUICK
SERVICE RESTAURANT IN AN EXISTING BUILDING IN
THE "S-1" SHOPPING CENTER DISTRICT LOCATED AT
3146 KIMBALL AVENUE.
WHEREAS, Levi Architecture, representing Troy's Sandwiches, has submitted a request
for a Site Plan Amendment to establish a quick service restaurant in an existing building located
at 3146 Kimball Avenue, which is zoned "S-1" Shopping Center District; and
WHEREAS, the proposed amendment requires consideration under the existing zoning
and site plan regulations, involving input and review by the City Council and public
stakeholders; and
WHEREAS, Iowa law necessitates a public hearing to provide an opportunity for public
comment on the proposed site plan amendment;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo as
follows:
1. A public hearing shall be held on the 17th day of February 2025 at 5:30 p.m. in the
Council Chambers, Waterloo City Hall, to discuss the request for a Site Plan Amendment by
Levi Architecture on behalf of Troy's Sandwiches.
2. During the public hearing, the council will consider public input and evaluate the
implications of the Site Plan Amendment request for the establishment of a quick service
restaurant within the "S-1" Shopping Center District, ensuring compliance with zoning
requirements and community standards.
3. The City Clerk is hereby instructed to publish the required notice of the public hearing
as required by law.
