A RESOLUTION APPROVING THE REQUEST BY ENES
KUDUZOVIC, FOR TAX EXEMPTIONS ON THE
CONSTRUCTION OF A NEW SINGLE-FAMILY HOME
VALUED AT $450,000.00, FOR PROPERTY LOCATED AT
1475 AUDUBON DRIVE AND LOCATED IN THE CITY
LIMITS URBAN REVITALIZATION AREA (CLURA).
WHEREAS, Enes Kuduzovic, property owner, has submitted a request for tax
exemptions under the City Limits Urban Revitalization Area (CLURA) program for a newly
constructed single-family home valued at $450,000.00; and
WHEREAS, the property is located at 1475 Audubon Drive, within the designated City
Limits Urban Revitalization Area, as established by City of Waterloo ordinances to encourage
development and improvement within urban boundaries; and
WHEREAS, the construction of this single-family home satisfies the eligibility criteria as
outlined in the CLURA plan, which aims to stimulate residential development and attract
investment within the city's designated areas; and
WHEREAS, granting this tax exemption is intended to enhance the local housing market,
support economic growth, and promote community development; and
WHEREAS, WHEREAS, said applicant is requesting 100% exemption for three years on
the actual value added by improvements;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo as
follows:
1. The City Council hereby approves the request for tax exemptions for the construction
of the new single-family home located at 1475 Audubon Drive, valued at $450,000.00, in
accordance with the guidelines of the City Limits Urban Revitalization Area plan.
2. The property owner, Enes Kuduzovic, shall be eligible for specified tax exemptions
subject to compliance with the terms and duration established in the CLURA guidelines.
3. This resolution shall become effective immediately upon its approval and adoption by
the City Council.
