AN ORDINANCE AMENDMENT TO ORDNANCE NO. 5079,
AS AMENDED, CITY OF WATERLOO ZONING ORDINANCE,
BY AMENDING THE OFFICIAL ZONING MAP REFERRED
TO IN SECTION 10-4-4, APPROVING A SITE PLAN
AMENDMENT REQUEST BY 3 STOOGES, LLC FOR A SITE
PLAN AMENDMENT FOR THE CONSTRUCTION OF A 50,000
SQUARE FOOT OFFICE/WAREHOUSE BUILDING LOCATED
IN THE "M-2, P" PLANNED INDUSTRIAL DISTRICT, AT THE
SOUTHEAST CORNER OF LEVERSEE ROAD AND WARP
DRIVE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA
AS FOLLOWS:
SECTION 1. Ordinance No. 5079, as amended, being the Zoning Ordinance of the City of
Waterloo, Iowa, and the Official Zoning Map referred to in Section 10-4-4, is hereby further
amended by approving the request submitted by 3 Stooges, LLC for a site plan amendment for
property located at the southeast corner of Leversee Road and WARP Drive and legally
described as follows:
ALL OF LOTS 1 & 2 OF WATERLOO AIR AND RAIL PARK 1ST ADDITION, CITY
OF WATERLOO, IOWA.
SECTION 2. The amendment authorizes a Site Plan Amendment for the property located in
the "M-2, P" Planned Industrial District at the southeast corner of Leversee Road and WARP
Drive
SECTION 3. The amendment specifically authorizes the following:
• Construction of a 50,000 square foot office/warehouse building, aligning with the
planned industrial development standards and regulations of the "M-2, P" District..
SECTION 4. This amendment aligns with the City's comprehensive plan and has been duly
considered in public hearings where all interested parties were given the opportunity to speak
regarding the proposed changes.
SECTION 5. All relevant sections of Ordinance No. 5079, as amended, not affected by this
Ordinance remain in full force and effect.
SECTION 6. This Ordinance shall be in full force and effect upon its final passage, approval,
and publication as required by law.
PASSED AND ADOPTED this 21st day of April 2025.
