AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, KNOWN AS THE CITY OF WATERLOO ZONING
ORDINANCE, BY AMENDING THE OFFICIAL ZONING MAP
REFERRED TO IN SECTION 10-4-4, APPROVING A REQUEST
BY GREGORY H. STEFFEN FOR A SITE PLAN AMENDMENT
TO REMOVE A CONDITION OF ZONING, TO ALLOW FOR
TWO ADDITIONAL HOMES IN THE "R-2" ONE AND TWO
FAMILY RESIDENCE DISTRICT LOCATED SOUTHEAST OF
4192 LOGAN AVENUE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA
AS FOLLOWS:
SECTION 1 . Ordinance No. 5079, as amended, being the Zoning Ordinance of the City of
Waterloo, Iowa, and the Official Zoning Map referred to in Section 10-4-4, is hereby further
amended by approving the request submitted by Gregory H. Steffen for a Site Plan Amendment
for property located at 4192 Logan Avenue and legally described as follows:
PARCEL A LOCATED IN THE SOUTHWEST QUARTER OF THE SOUTHWEST
QUARTER OF SECTION 36, TOWNSHIP 90 NORTH, RANGE 13 WEST OF THE
5TH P.M., IN THE CITY OF WATERLOO, BLACK HAWK COUNTY, IOWA,
PURSUANT TO PLAT OF SURVEY FILED JUNE 23, 2021 , AS DOC. NO. 2021 -
00027284.
SECTION 2. The amendment removes a Condition of Zoning placed on the property located
southeast of 4192 Logan Avenue in the "R-2" One and Two Family Residence District,
previously restricting additional residential development.
SECTION 3. The amendment specifically allows for the following:
• Permitting the construction and development of two additional residential homes on the
property in accordance with applicable zoning regulations and development standards of
the "R-2" One and Two Family Residence District.
SECTION 4. This amendment aligns with the City's comprehensive plan and has been duly
considered in public hearings where all interested parties were given the opportunity to speak
regarding the proposed changes.
SECTION 5. All relevant sections of Ordinance No. 5079, as amended, not affected by this
Ordinance remain in full force and effect.
SECTION 6. This Ordinance shall be in full force and effect upon its final passage, approval,
and publication as required by law.
PASSED AND ADOPTED this 21st day of April 2025.
