SPECIAL WARRANTY DEED
For the consideration of$1.00 Dollar(s)and other valuable consideration,the City of Waterloo,
Iowa, does hereby convey to Crystal Distribution Services, Inc.,the following described real estate in
Black Hawk County, Iowa:
The Northwesterly 29.75 feet of Lot 17; and Lots 18 through 21;All in Block 1, "Morning Side
Addition" in Waterloo, Iowa.
Subject to (a)easements,conditions, and restrictions of record as set forth in the subdivision Deed
of Dedication. (b) general utility and right-of-way easements serving the property and of record,
and (c) restrictions imposed by local zoning ordinances and other applicable law. Further subject
to possibility of reverter of title pursuant to a Development Agreement executed by and between
the parties and dated March 3, 2025.
The grantor hereby covenants with grantees,.and successors in interest,to warrant and defend
the real estate against the lawful claims of all persons claiming by,through, or under it, except as may
be stated above.Words and phrases herein, including acknowledgment hereof, shall be construed as in
the singular or plural number, and as masculine or feminine gender, according to the context.
