RESOLUTION NO. 2025-287 RESOLUTION TO APPROVE A REQUEST BY PANTHER BUILDERS FOR THE PRELIMINARY PLAT OF BALTIMORE FIELDS 2ND ADDITION, AN 18-LOT RESIDENTIAL SUBDIVISION IN THE "R-1, R-P" PLANNED RESIDENCE DISTRICT LOCATED AT BALTIMORE FIELD, BETWEEN HAWTHORNE AVENUE AND EUREKA STREET. WHEREAS Panther Builders has submitted a request for the approval of the Preliminary Plat for Baltimore Fields 2nd Addition, a proposed 18-lot residential subdivision located in the "R-1, R-P" Planned Residence District at Baltimore Field, between Hawthorne Avenue and Eureka Street; and WHEREAS, the Planning and Zoning Commission has reviewed the Preliminary Plat and recommended its approval, consistent with the City of Waterloo's regulations and comprehensive development plans; and WHEREAS, the proposed development will provide residential growth opportunities and infrastructure improvements in alignment with municipal planning objectives; NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF WATERLOO, IOWA, 1. The Preliminary Plat of Baltimore Fields 2nd Addition, as submitted by Panther Builders, is hereby approved, subject to the terms and conditions deemed necessary for public safety and welfare. 2. The development shall comply with all applicable codes, ordinances, and any conditions imposed by the Planning and Zoning Commission or City Council to ensure orderly development and neighborhood compatibility 3. Panther Builders is authorized to proceed with the final planning stages in accordance with the approved Preliminary Plat and to prepare for subsequent phases of approval as may be required. 4.
