RESOLUTION APPROVING A LEASE AGREEMENT WITH
TWIN TREES, LLC TO LEASE OFFICE SPACE AT 402 E. 4TH
STREET, IN CONJUNCTION WITH THE REQUEST FOR
PROPOSAL TO LEASE AN OFFICE FACILITY, SUBJECT TO
NEGOTIATING FINAL TERMS, AND AUTHORIZING THE
GENERAL MANAGER OF TELECOMMUNICATIONS TO
NEGOTIATE SAID TERMS.
WHEREAS, Waterloo Fiber has identified the need to lease office space to support the
growth of its telecommunications operations and initiated a RFP process to receive proposals for
office space; and
WHEREAS, Waterloo Fiber designated a committee to review submitted proposals and
utilized Invision Architecture to complete test fits of three proposal finalists to determine the
most cost effective and responsive proposal;
WHEREAS, the property located at 402 E. 4th Street owned by Twin Trees, LLC offers
suitable office space to meet the utility’s requirements; and
WHEREAS, the utility seeks to enter into a lease agreement with Twin Trees, LLC,
subject to the negotiation of final terms and conditions beneficial to the utility.
NOW, THEREFORE, BE IT RESOLVED BY THE TELECOMMUNICATIONS
UTILITY BOARD OF TRUSTEES OF THE CITY OF WATERLOO, IOWA AS FOLLOWS:
1. Approval of Lease Agreement: The Telecommunications Utility Board of Trustees hereby
approves the lease agreement with Twin Trees, LLC for office space located at 402 E. 4th
Street, contingent upon the negotiation of final terms and conditions.
2. Authorization to Negotiate: The General Manager of Telecommunications is hereby
authorized and directed to negotiate the final terms and conditions of the lease, ensuring
that such terms are in the best interest of the utility.
3. Execution of Agreement: Upon successful negotiation, the General Manager of
Telecommunications and Board Secretary are hereby authorized to execute the lease
agreement on behalf of the utility.
