RESOLUTION NO. 2025-334
RESOLUTION APPROVING A VARIANCE TO THE
REQUIREMENTS OF THE SUBDIVISION ORDINANCE IN
SECTION 11-3-2 PRELIMINARY PLATS AND SECTION 11-3-
3 FINAL PLATS, RELATING TO THE APPROVAL OF THE
MINOR PLAT OF MASON MINOR PLAT I, A 3-LOT
RESIDENTIAL SUBDIVISION IN THE "R-2" ONE AND TWO
FAMILY RESIDENCE DISTRICT LOCATED AT 3575 CEDAR
TERRACE DRIVE.
WHEREAS the property owner of 3575 Cedar Terrace Drive in the City of Waterloo has
submitted a request for approval of a minor plat known as Mason Minor Plat I, which comprises
a 3-lot residential subdivision within the "R-2" One and Two Family Residence District; and
WHEREAS, this plat requires a variance from the provisions of Section 11-3-2
(Preliminary Plats) and Section 11-3-3 (Final Plats) of the Subdivision Ordinance as it does not
meet the requirements of a preliminary and final plat; and
WHEREAS, the City Planning Department reviewed Mason Minor Plat I and determined
that the requested variance meets applicable requirements and is consistent with the goals and
policies of the City's Comprehensive Plan; and
WHEREAS, the City's Planning and Zoning Commission reviewed and recommended
approval of the variance request;
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
WATERLOO, IOWA,
1. A variance to the requirements of Section 11-3-2 (Preliminary Plats) and Section 11-
3-3 (Final Plats) of the Subdivision Ordinance is hereby approved for the Minor Plat of Mason
Minor Plat I.
2. The Mason Minor Plat I is hereby approved, and the City Clerk is directed to record
the approval and any conditions with the appropriate county offices.
PASSED AND ADOPTED this 2nd day of June 2025.
