RESOLUTION NO. 2025-335
RESOLUTION APPROVING THE REQUEST BY WAYNE
CLAASSEN ENGINEERING FOR THE MINOR PLAT OF
MASON MINOR PLAT I, A 3-LOT RESIDENTIAL
SUBDIVISION IN THE "R-2" ONE -AND TWO-FAMILY
RESIDENCE DISTRICT LOCATED AT 3575 CEDAR
TERRACE DRIVE.
WHEREAS Wayne Claassen Engineering has submitted a proposal for the approval of
the Minor Plat of Mason Minor Plat I, located at 3575 Cedar Terrace Drive, within the City of
Waterloo; and
WHEREAS, the proposed subdivision is intended to establish a 3-lot residential
development within the "R-2" One and Two Family Residence District, which is generally
compatible with the existing zoning and land use goals; and
WHEREAS, the Minor Plat of Mason Minor Plat I has been reviewed by the City's
Planning Department to confirm compliance with the applicable requirements outlined in the
zoning and subdivision ordinances of the City of Waterloo, confirming it meets established city
planning objectives; and
WHEREAS, the Planning and Zoning Commission has reviewed and recommended
approval of the minor plat, considering its alignment with the parameters of the City's
Comprehensive Plan and its contribution to the orderly development of the area; and
WHEREAS, public notice has been provided and a hearing conducted, allowing for
community input and engagement as part of the due process in land development decisions;
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
WATERLOO, IOWA,
1. The City Council hereby approves the Minor Plat of Mason Minor Plat I, as requested
by Wayne Claassen Engineering, facilitating the 3-lot residential subdivision at 3575 Cedar
Terrace Drive.
2. The City Clerk is directed to record the approval and any conditions with the
appropriate county offices.
