RESOLUTION SETTING DATE OF PUBLIC HEARING AS
JULY 7, 2025, FOR THE SALE AND CONVEYANCE OF
CITY -OWNED PROPERTY LOCATED SOUTHEAST OF 155
WARP DRIVE, IN THE AMOUNT OF $1.00, TO BKKS
HOLDINGS LLC, INCLUDING APPROVAL OF A
DEVELOPMENT AGREEMENT FOR THE CONSTRUCTION
OF A TOTAL OF 94,100 SQUARE FEET OF STORAGE
DEVELOPMENT ON LOTS 34-39 OF WARP 4TH ADDITION,
AND INSTRUCT THE CITY CLERK TO PUBLISH NOTICE.
WHEREAS, the City Council of Waterloo, Iowa, has considered the sale and conveyance
of city -owned property located southeast of 155 Warp Drive to BKKS Holdings LLC for the
amount of $1.00; and
WHEREAS, this transaction includes the approval of a Development Agreement for the
construction of a total of 94,100 square feet of storage development on Lots 34-39 of Warp 4th
Addition; and
WHEREAS, the public interest requires a public hearing to be set to evaluate the terms
and conditions of the sale, conveyance, and associated development agreement;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo,
Iowa, that:
1. The date of the public hearing for the sale and conveyance of the property southeast of
155 Warp Drive to BKKS Holdings LLC is hereby set for July 7, 2025.
2. The Development Agreement for the construction of a total of 94,100 square feet of
storage development on Lots 34-39 of Warp 4th Addition is hereby preliminarily approved,
subject to public hearing outcomes and any associated planning and zoning approvals.
3. The City Clerk is hereby directed to publish notice of said public hearing in accordance
with applicable laws and city policies, ensuring adequate notice to the public.
