RESOLUTION NO. 2025-405
RESOLUTION TO APPROVE A REQUEST FOR A MINOR
SITE PLAN AMENDMENT BY PRAIRIE RAPIDS SQUARE II,
LLC TO CHANGE A PREVIOUSLY APPROVED SITE PLAN
TO NOW REMOVE FOUR DETACHED GARAGES, EACH
HAVING SIX SEPARATE SPACES, HAVING A TOTAL OF
TWENTY-FOUR SEPARATE GARAGES, AND NOW PAVE
THAT AREA FOR TWENTY-NINE OUTDOOR PARKING
SPACES, LOCATED EAST OF 3121 KIMBALL AVENUE
(AUTOZONE).
WHEREAS, Prairie Rapids Square II, LLC has submitted a request for a Minor Site
Plan Amendment regarding the property located east of 3121 Kimball Avenue, adjacent to
AutoZone; and
WHEREAS, the original site plan included the construction of four detached garages,
each containing six separate spaces, totaling twenty-four garages; and
WHEREAS, the proposed amendment seeks to remove the mentioned garages and
instead utilize the area for twenty-nine (29) outdoor parking spaces, providing additional parking
capacity for the site; and
WHEREAS, the proposed changes have been reviewed by the City Planning and Zoning
Commission and were found to comply with applicable zoning regulations and are deemed an
improvement to the site's functionality and accessibility.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
WATERLOO, IOWA,
1. The request by Prairie Rapids Square II, LLC for a Minor Site Plan Amendment to
remove four detached garages and install twenty-nine (29) outdoor parking spaces at the
specified location is hereby approved.
2. All modifications shall adhere to the relevant city codes and regulations to ensure
continued compliance and site integrity.
PASSED AND ADOPTED this 7th day of July 2025.
