RESOLUTION SETTING DATE OF PUBLIC HEARING AS
JULY 21, 2025, TO APPROVE A REQUEST BY THE CITY OF
WATERLOO TO REZONE APPROXIMATELY 0.19 ACRES
FROM "C-2" COMMERCIAL DISTRICT TO "R-3" MULTIPLE
RESIDENCE DISTRICT TO ALLOW IOWA HEARTLAND
HABITAT FOR HUMANITY TO SPLIT TWO LOTS INTO
THREE, BUT MAINTAIN A SINGLE ZONING ON THE
THREE LOTS LOCATED AT 512 ALMOND STREET, AND
INSTRUCT THE CITY CLERK TO PUBLISH NOTICE.
WHEREAS the City of Waterloo has received a request to rezone approximately 0.19
acres of property located at 512 Almond Street from "C-2" Commercial District to "R-3"
Multiple Residence District; and
WHEREAS, the rezoning is intended to allow Iowa Heartland Habitat for Humanity to
reconfigure two existing lots into three separate lots, maintaining a unified zoning classification
on the newly created lots; and
WHEREAS, before the City Council can consider this rezoning request, a public hearing
must be held in accordance with Iowa law and City ordinances to provide an opportunity for
public input; and
WHEREAS, it is necessary for the City Council to set a date for this public hearing and
instruct the City Clerk to publish notice of said hearing in accordance with the legal
requirements.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
WATERLOO, IOWA,
1. A public hearing on the proposed rezoning request is hereby set for July 21, 2025, to
consider the rezoning of approximately 0.19 acres at 512 Almond Street from "C-2" Commercial
District to "R-3" Multiple Residence District to facilitate the splitting of two lots into three.
2. The City Clerk is hereby directed to publish notice of said public hearing in accordance
with applicable laws and city policies, ensuring adequate notice to the public.
