AN ORDINANCE AMENDING ORDINANCE NO. 5079, AS
AMENDED, THE CITY OF WATERLOO ZONING
ORDINANCE, BY AMENDING THE OFFICIAL ZONING MAP
REFERRED TO IN SECTION 10-4-4,APPROVING A REQUEST
BY THE CITY OF WATERLOO TO REZONE
APPROXIMATELY 0.19 ACRES FROM "C-2" COMMERCIAL
DISTRICT TO "R-3" MULTIPLE RESIDENCE DISTRICT TO
ALLOW IOWA HEARTLAND HABITAT FOR HUMANITY TO
SPLIT TWO LOTS INTO THREE, BUT MAINTAIN A SINGLE
ZONING ON THE THREE LOTS LOCATED AT 512 ALMOND
STREET.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA AS
FOLLOWS:
WHEREAS a request has been submitted by the City of Waterloo to rezone approximately
0.19 acres of property from"C-2"Commercial District to"R-3"Multiple Residence District at
the location of 512 Almond Street, and legally described as follows:
COOLEY ADDITION LOT 6 BLOCK 68
WHEREAS, the amendment is requested to allow Iowa Heartland Habitat for Humanity to
split two lots into three,but maintain a single zoning on the three lots.
WHEREAS,the Planning and Zoning Commission, after a public hearing,has approved the
request and recommended the City Council to amend the Official Zoning Map accordingly, and
WHEREAS,this amendment is deemed to be in accordance with the City's comprehensive
plan as it serves to accommodate planned residential growth and ensure the efficient use of land
and resources.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
WATERLOO, IOWA:
1. Ordinance No. 5079, as amended, is hereby further amended by changing the zoning
classification of the above described property from"C-2"Agricultural District to "R-3"Multiple
Residence District, located at 512 Almond Street.
2. The Official Zoning Map referred to in Section 10-4-4 of the Waterloo City Code is
hereby amended in accordance with the change in zoning classification set forth in Section 1 of
this ordinance.
3. This ordinance shall be in full force and effect from and after its final passage, approval,
and publication as required by law.
