SPECIAL WARRANTY DEED
For the consideration of $1.00 Dollar(s) and other valuable consideration, the City of
Waterloo, Iowa, does hereby convey to 3 Stooges, LLC, the following described real estate in
Black Hawk County, Iowa:
Lots 1 and 2, Waterloo Air and Rail Park 1st Addition, City of Waterloo, Iowa
Subject to (a) easements, conditions, and restrictions of record as set forth in the
subdivision Deed of Dedication. (b) general utility and right-of-way easements serving the
property and of record, and (c) restrictions imposed by local zoning ordinances and other
applicable law. Further subject to possibility of reverter of title pursuant to Development
Agreement entered into between the parties dated April 16, 2025.
The grantor hereby covenants with grantees, and successors in interest, to warrant and
defend the real estate against the lawful claims of all persons claiming by, through, or under it,
except as may be stated above. Words and phrases herein, including acknowledgment hereof, shall
be construed as in the singular or plural number, and as masculine or feminine gender, according
to the context.
