SPECIAL WARRANTY DEED
For the consideration of $1.00 Dollar(s) and other valuable consideration, the City of Waterloo,
Iowa, does hereby convey to 1515 Sycamore, LLC, the following described real estate in Black Hawk
County, Iowa:
Lots 1-12, Block 4, and all of the alley in Block 4, Riverside Addition, City of Waterloo,
Black Hawk County, Iowa;
AND
That portion of Elm Street lying southwesterly of the southwesterly right-of-way line of
Lafayette Street and lying northeasterly of the northeasterly right-of-way line of Sycamore
Street, subject to the retention of a public utility easement over, under, across and upon the
above described area.
Subject to (a) easements, conditions, and restrictions of record; (b) general utility and right-
of-way easements serving the property and of record, and (c) restrictions imposed by local
zoning ordinances and other applicable law. Further subject to possibility of reverter of title
pursuant to a Development Agreement executed by and between the parties and dated April
15, 2024, amended May 22, 2024, and amended December 2, 2024.
This is a deed from a political subdivision that is exempt from transfer tax, declaration of value,
and groundwater hazard statement pursuant to Iowa Code § 428A.1(2) and Iowa Code § 428A.2(6).
The grantor hereby covenants with grantees, and successors in interest, to warrant and defend the
real estate against the lawful claims of all persons claiming by, through, or under it, except as may be stated
above. Words and phrases herein, including acknowledgment hereof, shall be construed as in the singular
or plural number, and as masculine or feminine gender, according to the context.
