RESOLUTION NO. 2025-685 RESOLUTION SETTING DATE OF PUBLIC HEARING AS DECEMBER 15, 2025, TO AUTHORIZE THE SALE AND CONVEYANCE OF 217-221 W. 5TH STREET TO THE BATTERY BUILDING, LLC, IN THE AMOUNT OF $1.00, FOR THE APPROXIMATE $6.63 MILLION REHABILITATION OF AN APPROXIMATELY 16,700 SQUARE FOOT THREE- STORY BUILDING, INTO RESIDENTIAL AND COMMERCIAL SPACE, INCLUDING APPROVAL OF A DEVELOPMENT AND MINIMUM ASSESSMENT AGREEMENT, AND INSTRUCT THE CITY CLERK TO PUBLISH NOTICE. WHEREAS, the City of Waterloo, Iowa, intends to sell and convey the property located at 217-221 W. 5th Street to Battery Building, LLC, for the redevelopment of a 16,700 square foot three-story building into residential and commercial space; and WHEREAS, the rehabilitation project is estimated at approximately $6.63 million, promoting economic development in the area; and WHEREAS, the conveyance of this property to Battery Building, LLC, will be for the nominal amount of $1.00, and includes the approval of a Development and Minimum Assessment Agreement to ensure the project meets the city's objectives; and WHEREAS, Iowa law requires a public hearing before the sale and conveyance of city - owned property. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo, Iowa, that: 1. The public hearing be set for December 15, 2025, to discuss the proposed sale and conveyance of the property to Battery Building, LLC. 2. The City Clerk is hereby directed to publish notice of said public hearing in accordance with applicable laws and city policies, ensuring adequate notice to the public.
