WHEREAS the City of Waterloo owns the property located at 217-221 W. 5th Street; and WHEREAS, The Battery Building, LLC proposes to purchase and rehabilitate the approximately 16,700 square-foot, three-story building for a nominal fee of$1.00; and WHEREAS, the proposed rehabilitation, valued at approximately $6.63 million, will transform the building into residential and commercial spaces, promoting economic development and urban revitalization; and WHEREAS, the City Council finds this development proposal to be in the best interest of the community and supports the economic growth and redevelopment of the downtown area. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo, Iowa, that: 1 . The sale and conveyance of the property located at 217-221 W. 5th Street to The Battery Building, LLC, for $1.00, is hereby authorized, contingent upon the execution of a $6.63 million rehabilitation project. 2. The sale is conditioned upon The Battery Building, LLC's commitment to fulfill the redevelopment as outlined in the proposal, focusing on creating mixed-use residential and commercial space. 3.
