AN ORDINANCE AMENDMENT TO ORDINANCE NO. 5079,
AS AMENDED, CITY OF WATERLOO ZONING ORDINANCE,
BY AMENDING THE OFFICIAL ZONING MAP REFERRED
TO IN SECTION 10-4-4, APPROVING A SITE PLAN
AMENDMENT REQUEST BY ZYDECO INVESTMENTS, LLC
FOR A SITE PLAN AMENDMENT TO ALLOW FOR UP TO
200,000 SQUARE -FEET OF PHASE II AND PHASE III
EXPANSIONS IN THE "M-2,P" PLANNED INDUSTRIAL
DISTRICT LOCATED AT 4050 LEVERSEE ROAD.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA
AS FOLLOWS:
SECTION 1. The zoning ordinance of the City of Waterloo, Iowa, known as Ordinance No.
5079, as amended, is hereby amended by changing the zoning designation on the Official Zoning
Map referred to in Section 10-4-4, regarding the following described property:
LOT 4 & 5 OF WATERLOO AIR & RAIL PARK 2ND ADDITION
to allow for up to 200,000 square -feet of Phase II and Phase III expansions in the "M-2,P"
Planned Industrial District located at 4050 Leversee Road.
SECTION 2. Subject to the terms and conditions of this Ordinance, the City Council does
hereby approve the site plan amendment request by Zydeco Investments, LLC, to allow for up to
200,000 square -feet of Phase II and Phase III expansions in the "M-2,P" Planned Industrial
District located at 4050 Leversee Road.
SECTION 3. This Ordinance shall be in full force and effect upon its final passage, approval,
and publication as required by law.
