SPECIAL WARRANTY DEED
For the consideration of$1.00 Dollar(s)and other valuable consideration,the City of Waterloo,
Iowa, does hereby convey to 5 Bees, LLC,the following described real estate in Black Hawk County,
Iowa:
The Northeasterly One-half of Lots 9 and 10 and the Northeasterly 2
feet of the Southwesterly One-half of Lot 9 in Block 56 in Anthony
Baker's Addition to the City of Waterloo,in Black Hawk County,Iowa.
(Also known Parcel No. 8913-25-377-006)
Subject to (a) easements, conditions, and restrictions of record as set
forth in the subdivision Deed of Dedication. (b) general utility and
right-of-way easements serving the property and of record, and (c)
restrictions imposed by local zoning ordinances and other applicable
law.
This Special Warranty Deed is filed to correct the legal description contained in a
Special Warranty Deed recorded on November 3,2025, as Doc. No. 2025-16115.
This is a deed from a political subdivision that is exempt from transfer tax,declaration of value,
and groundwater hazard statement pursuant to Iowa Code § 428A.1(2)and Iowa Code § 428A.2(6).
The grantor hereby covenants with grantees, and successors in interest, to warrant and defend
the real estate against the lawful claims of all persons claiming by,through, or under it, except as may
be stated above. Words and phrases herein, including acknowledgment hereof, shall be construed as in
the singular or plural number, and as masculine or feminine gender, according to the context.
