RESOLUTION GRANTING A VARIANCE TO THE
REQUIREMENTS OF THE SUBDIVISION ORDINANCE IN
SECTION 11-3-2 PRELIMINARY PLATS AND SECTION 11-3-3
FINAL PLATS, RELATING TO THE APPROVAL OF THE FINAL
PLAT OF UNIVERSITY PLAT NO. 1, A 2-LOT COMMERCIAL
SUBDIVISION IN THE "B-P" BUSINESS PARK DISTRICT
LOCATED NORTH OF UNIVERSITY AVENUE AND EAST OF
BLACK HAWK CREEK, TO ALLOW APPROVAL OF THE PLAT
OF SURVEY THAT DOES NOT MEET ALL REQUIREMENTS FOR
A PRELIMINARY AND FINAL PLAT.
WHEREAS, University Plat No. 1 is a proposed two -lot commercial subdivision located
north of University Avenue and east of Black Hawk Creek in the City of Waterloo, and is zoned
"B-P" Business Park District; and
WHEREAS, the City of Waterloo Subdivision Ordinance specifies requirements for the
submission and approval of plats including, but not limited to, Section 11-3-2 Preliminary Plats
and Section 11-3-3 Final Plats; and
WHEREAS, a request has been made by the City of Waterloo for a variance from the
requirements of said sections to allow approval of a Plat of Survey for University Plat No. 1 in
lieu of meeting all requirements applicable to a preliminary plat and final plat under the
Subdivision Ordinance; and
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo,
Iowa, that:
1. The City Council hereby grants a variance to the Subdivision Ordinance requirements
of Section 11-3-2 (Preliminary Plats) and Section 11-3-3 (Final Plats) solely for the purpose of
approving the final plat of University Plat No. 1, a two -lot commercial subdivision in the "B-P"
Business Park District located north of University Avenue and east of Black Hawk Creek, to
allow approval of a Plat of Survey that does not meet all requirements for a preliminary and final
plat.
