RESOLUTION NO. 2026-189
RESOLUTION APPROVING A DEVELOPMENT
AGREEMENT WITH 5 BEES LLC, FOR THE
CONSTRUCTION OF A 10,000-SQUARE-FOOT BUILDING
AT 179 W. 18TH STREET AND 2014 BLACK HAWK STREET,
INCLUDING A $310,000.00 ACQUISITION GRANT AND UP
TO $40,000.00 DEMOLITION GRANT, AND AUTHORIZING
THE MAYOR AND CITY CLERK TO EXECUTE SAID
DOCUMENTS.
WHEREAS, 5 Bees LLC proposes to construct a 10,000-square-foot building at 179 W.
18th Street and 2014 Black Hawk Street, Waterloo, Iowa; and
WHEREAS, the City of Waterloo, Iowa, desires to encourage and support said
development through a Development Agreement with 5 Bees LLC; and
WHEREAS, the proposed Development Agreement includes a $310,000.00 acquisition
grant and up to a$40,000.00 demolition grant; and
WHEREAS, the City Council finds it to be in the best interests of the City of Waterloo,
Iowa, to approve said Development Agreement.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Waterloo,
Iowa, that:
1. The Development Agreement between the City of Waterloo, Iowa, and 5 Bees LLC,
for the construction of a 10,000-square-foot building at 179 W. 18th Street and 2014 Black
Hawk Street, including a $310,000.00 acquisition grant and up to a $40,000.00 demolition grant,
is hereby approved.
2. The Mayor and City Clerk are authorized and directed to execute said documents on
behalf of the City of Waterloo, Iowa.
PASSED AND ADOPTED this 6th day of April 2026.
