BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA AS FOLLOWS: WHEREAS a request has been submitted the City of Waterloo, Iowa to rezone approximately twenty-eight acres of land from "A-1"Agricultural District to `B-P"Business Park District, located west and northwest of 4634 Kimball Avenue, and legally described as follows: PARCEL "B" OF PLAT OF SURVEY DOC. NO. 2025-2560 OF PART OF THE NORTH 1/2 OF THE SE 1/4 OF SECTION 9, TOWNSHIP 88 NORTH, RANGE 13 WEST OF THE 5TH P.M.,BLACK HAWK COUNTY, IOWA. AND ALSO PARCEL "C" OF PLAT OF SURVEY DOC. NO. 2025- 13558 OF PART OF THE NORTH ONE-HALF OF THE SOUTHEAST QUARTER OF SECTION NO. 9, TOWNSHIP NO. 88 NORTH, RANGE 13 WEST OF THE FIFTH PRINCIPAL MERIDIAN, WATERLOO, BLACK HAWK COUNTY, IOWA WHEREAS,THE AMENDMENT IS REQUESTED TO REZONE APPROXIMATELY 1.25 ACRES FROM "M-1" LIGHT INDUSTRIAL DISTRICT TO`B-P"BUSINESS PARK DISTRICT LOCATED SOUTH OF US HIGHWAY 218 AND EAST OF BLACK HAWK CREEK, AT THE EASTERLY DEAD END OF FALLS AVENUE. WHEREAS, the Planning and Zoning Commission, after a public hearing, has approved the request and recommended the City Council to amend the Official Zoning Map accordingly, and WHEREAS, this amendment is deemed to be in accordance with the City's comprehensive plan as it serves to accommodate planned residential growth and ensure the efficient use of land and resources. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WATERLOO, IOWA: 1. Ordinance No. 5079, as amended, is hereby further amended by changing the zoning classification of the property located west and northwest of 4634 Kimball Avenue, from"A-1" Agricultural District to "B-P" Business Park District. 2. The Official Zoning Map referred to in Section 10-4-4 of the Waterloo City Code is hereby amended in accordance with the change in zoning classification set forth in Section 1 of this ordinance.
